This section is intended to be a central reference point for owners. It will build over time to contain all the information which you should know, with copies of any documents which you may want to access.

Rules on Renting

If you manage your own property, you should already be aware of the legal requirement to perform "Right to Rent" checks on all your tenants, but there are 2 other conditions which you need to remember.

1. You can only rent on an Assured Shorthold Tenancy. You must not take short term bookings through sites like AirBnB.  It is a breach of your lease and also invalidates the insurance on the building which could leave you financially liable if our insurers decided to repudiate any claim.

2. You must not rent out individual rooms to different tenants. This is also a breach of the lease. You can only let the whole of your property on a single tenancy agreement to one or more tenants.

Service Charge & Ground Rent

 Your Service Charge is due 1 January, 1 April, 1 July & 1 October, and the Ground Rent is paid half due on 1 January & half due on 1 July. It must be paid at the start of the quarter, and as you have already promised (covenanted) to pay it when you signed the lease, it is due even if you do not receive a reminder or demand.
