Your Letting Agent
Any problems inside your flat should be referred to your landlord or letting agent. Most have emergency contact numbers to help you.
If you have any kind of WATER LEAK, turn off the stop tap in your flat and switch your immersion water heater off. Then call your agent's emergency number so that they can arrange a plumber to minimize the damage caused.
What are the most important rules
All of the rules are common sense and are there for the benefit of all residents. The top 3 that residents seem to have problems understanding are:
- You MUST NOT leave any items in the corridor. This includes bikes; push chairs & toys. In the event of a fire, they could hamper evacuation. Any items left in corridors will be removed and disposed of under the Regulatory Reform (Fire Safety) Order 2005.
- Always put your rubbish in the big bins inside the bin area. Food waste in particular must be disposed of carefully or it will attract rats. Larger items like furniture must be disposed of in accordance with regulations. The Council provide a chargeable service to remove items which are too large to be placed in the bins for collection.
- Do not interfere with the fire safety equipment. The smoke vents are there to save your life in the event of a fire. They are not a convenient way to smoke cigarettes inside the building It is dangerous and irresponsible to interfere with them. The doors to the shaft are all alarmed and there is a £500 fine for anyone found attempting to open them.

I found something wrong in the public areas
That's what we are here for. Any concerns you may have about anything in the common areas are our responsibility. Whether it is a broken door handle, a loose carpet tile, or anything else which you feel should be addressed for the benefit of all residents, you can report any problems or concerns using the link opposite
Getting Mail & Parcel Deliveries
Your mailbox is in the entrance lobby. Please do not have parcels left on top of the mailboxes as they are more likely to go missing.
The Lift
There is a lift to all floors. Do NOT block the doors to hold them open. It will automatically trigger an alarm call. If an engineer is called out, you will be charged for misuse of the lift. There is a button inside the lift <> which you can use to hold the doors open. If the lift breaks down between floors, there is an emergency call button to our monitoring station. Press and hold the button for 5 seconds. You will hear the call go through and can speak to an operator who will send help. Note that the Fire Service do not consider being trapped in a lift to be an emergency unless it is also a medical emergency. They will charge £500 if they are called out simply because you didn't want to wait for the lift engineer.
Parking Permits
For residents it is possible to obtain a Parking Permit (currently free) from the Council to allow you to park on the street (subject to their Terms & Conditions)
Going Away
If you will be away for more than 7 days you should notify your landlord or agent. Before you leave you should also ensure that your immersion heater, all heaters, your cooker and any appliances are switched off to prevent the risk of fire.
You should also switch OFF the mains water supply at the stop tap inside your apartment so that if a leak should occur while you are away, the water damage will be minimal.
Door Closer & Smoke Detector
There are 2 pieces of fire safety equipment which YOU should test regularly.
1. The smoke detector inside your flat - Press the button on the smoke detector and it should bleep and flash for a few seconds. If it starts to bleep intermittently then the 9v battery needs replacing. NEVER disconnect the smoke detector or cover it. They are designed not to be activated by burnt toast or air fresheners.
2. The door closer on your front door - Open your front door about half way, then let the door go. The closer should fully close the door. There should also be a furry strip around the door frame. If the door does not fully close or the strip is missing, send us a message using the Report a Problem link opposite so we can check it for you.
Keeping Pets
Sorry, but for the benefit and enjoyment of all the residents, we can not permit pets (other than a well behaved goldfish). Guide dogs and Service animals will however be given consideration.
Noisy Neighbours
Please be considerate with noise. We don't have many problems but noise nuisance is the responsibility of the Environmental Health Department at Bradford City Council.
